My wife and I had been trying to sell our house by ourselves for months. When we built this upscale large house, near a benign creek on 7 acres. We did our due diligence and made sure we were out of a flood zone. Well things change and FEMA told us in 2010 we are now in a flood zone. Selling the house ourselves was becoming more and more difficult to maneuver around the obstacle, so we decided to hire a professional. The realtor agreed that selling the house because of particular zone would be a challenge. Even though in 15 years we had no flooding near the house. After two months of showing the house and hearing the same thing, "I would buy it if it was not in the flood zone, I cant get a mortgage with this encumbrance". We were both getting discouraged that we would never recoup our money we had invested in this behemoth. As in any truly troubling times we all turn to God. I remembered the story of St Joseph from some bit of trivia I had read years ago. I'm not Catholic, nor belong to any organized religion for that matter. I ordered and read they prayer and ask my wife to pray as well. Over the weekend I buried the statue upside down near the for sale sign in our yard. On the following Tuesday I received an email reply from a woman at the DNR I had asked a question the previous week and she told me she had good news. There had been a new study and the house was no longer in a flood zone.!On Thursday at 1pm we were ask to have the house ready to show. On Friday the people that looked at the house had questions about this complex property and wanted to talk to us personally. We sat on the breezy front porch that overlooked the property and talked for 3 hours. We became friends with this fine Catholic family. By the following week we had a signed agreement. We have not closed yet, still a week away but I have faith in the prayer to St. Joseph that this sale will fly and a win/win for all.

St Joseph & Prayers & Lots of Hard Work Did the Trick - SOLD!
A former sis-in-law told me about St. Joseph to help me sell my house. She felt he'd helped her sell one years ago in St. Louis. Now, granted, I did a ton of work to get that house ready, but I wasn't taking any chances on getting it sold since I'd already bought my condo in KC. So, I purchased a small statue of St. Joseph, after reading all the reviews on Amazon.com, which are favorable (to all you who doubt.) And, voila! after praying daily to both St. Joseph & God, and doing 12 - 18 hour days of hard work getting the house & grounds ready, the house DID sell in just 3 weeks AFTER 6 months of prep work. One may (and many will) argue that it was the hard work. But after 5 years of NO or very few House Sales in our area, I wasn't going to take a chance by splitting hairs. I am NOW giving Credit where Credit is Due. I am grateful for the tip, and I am sending it out to you.I put St. Joseph into a clear plastic Peanut Jar, upside down, and facing the road, in the flower garden just off the patio. I had 3 Open Houses while I was finishing the work on the house. I listed it with a Realtor for 1 week, after interviewing 6 realtors to get some idea of who'd do the best marketing for me, and what they thought the value might be. In an upward trending market, with a custom home on acreage, it's never easy to figure out what the property might be worth. I had 2 offers at the end of the 1st week: 1 from the realtor's buyer and 1 from my own Open Houses. I accepted the offer from my Open house, and closed on 10/15/2013. I dug St. Joseph up and took him with me. I will use him when selling my next house, although that is not all he is good for. He will have a place of eminence in my home. I am not actively attending any church at the moment, but when it comes to selling any house, esp over the past 5 years, why not use every bit of help you can??

It works! Try different locations if it doesn’t.
If this is not working for you, MOVE IT!I received this and buried it in my backyard, upside down facing the house. I prayed every day and even started the Novenas I looked up on Google. I prayed several times a day. The day I buried it I had no showings for 2 days even though I’ve had consistent daily showings. What was going on?! I waited a few days and then just “felt” like I had to bury St Joseph in the front yard instead. This was a Tuesday. So I dug him up and had my husband bury him in the front yard, upside down underneath the for sale sign and facing the house. About 30 minutes later, we had a cancelled showing. Then no showings the next day. When I got another cancellation the day after on Thursday, I immediately jumped up and said “St Joseph does not want to be buried.” We dug him up immediately that morning. I placed him in a side table drawer facing my house. I put him in the “helpful people” section of my house according to feng shui, which is the closest right corner from the front door while looking into the house. About an hour later, we had a request for a showing that day. And 2 days later, we got a cash offer on the house and closed in 2.5 weeks. I kid you not! I read many reviews and it’s the general consensus to bury it in the front yard under the for sale sign but in my instance, St Joseph said no. He wanted to be upright inside my house. So for the people who say it doesn’t work, move St Joseph to another location! It really does work! Thank you St Joseph.
