Q: Should this be applied with a brush or cloth?

We used a brush to apply and a cloth to rub it in/off after a few minutes. It's very easy to work with.

Q: Is this considered a gel stain or regular stain?

It's not a gel stain but the consistency is thicker than a regular stain.

Q: Looking to paint hollow doors- Do I need a wood conditioner first? Or will this cover well in 1 coat?

This is not a paint, but rather a stain. If you're looking to cover up defects or anything along those lines this will not work. Yes, it will alter the color of the wood with one use though.

Q: Can this stain be thinned out? If so, with what?

I haven't tried but other reviews indicate the fast drying formula is already thinned out
