I've used these for years and they are the best. Solid brass and well constructed, it comes with neoprene gasket to protect against mopping and spills. Flush mount and dent proof, it looks good and lasts. The protective flaps are obviously up when in use so that's to be expected.

GREAT PRODUCT - INCOMPLETE DIRECTIONS
Bought these to replace 3 existing outlet floor covers.Hired an electrician; two showed up at double the price. One was the main electrician, the other one was the "helper."Anyway as they were removing the existing plates a debate arose between the proper installation of the plates. (Which I ended up paying for - as the electricians were paid by the hour.) The debate went on for about 30 minutes over the placement of a spacer that comes with this product. The main electrician stated the spacer should be installed as they were installed previously: outlet, gasket, spacer, outlet cover. The helper stated the sequence should be outlet, spacer, gasket, outlet cover.The electricians went to lunch, and said they would have the issue resolved after lunch.So I took the opportunity to read the directions myself, and discovered the sequence of installation is not clear. The spacer isn't even mention, nor depicted in the directions. So I decided to call Hubbell, and get a definitive answer. HA!Well I called the number on the installation sheet, and was passed around until I was finally transferred to technical support. I described the problem, and asked for clarification on the proper sequence of installation? Well the tech support agent looked at the installation directions, and was amazed to discover the directions did not specify the sequence, or even mention the spacer. I was then put on hold for about 10 minutes. When the tech support agent came back on the line, he apologized for the long hold time. He then explained he had to run around the department to get the answer. (Apparently my question was stumping everyone.) Then he stated he had to go to over to the engineering department to get a definitive answer.Drum roll.... The proper sequence is outlet, spacer, gasket, outlet cover. The reason being is that the spacer is used as a backing to support the gasket around the individual plugs so the gasket can properly seal to the outlet cover doors.So in my case... the helper was right, and the old ones had been installed incorrectly. This also explained why there was so much dirt and a bit of corrosion inside the outlet floor box.When the electricians came back from lunch, I explained my call to Hubbell, and they installed the outlet covers as I explained.I just wanted to post this incident to help clarify the installation sequence.Hope this helps!
